The mount works fairly well but requires a fair bit of force to put the 65" tv up and down. I had to install it a little higher than I expected in order to get it to clear the dresser I needed it to clear in the down position. But it works!

Not well designed at all--television sits way above the mount, so you can see a huge chunk of the mount itself. The television is crazy high as well. This is just not a well-engineered product and from an aesthetic point of view, it looks terrible. Get the Mantel Mount--avoid this one. Going to be a pain to return.
